Which one to buy

The Lite is the one with detection zones and multi-person tracking (up to three targets), so if you want to know where in the room someone is, it's the cheapest way to get that.

The One is the whole-room occupancy sensor: mmWave plus PIR plus temperature, humidity and light, but no zones and no multi-target tracking.

The Pro is the wired one - 802.3af PoE and Ethernet alongside Wi-Fi, with both radars fitted as standard - so pick it when you can run a cable and want the sensor off Wi-Fi.

I own and have tested Everything Presence One (4.5/5). I haven't run the others, so those picks are based on the spec sheet and what other Home Assistant users report.
