A leak sensor that only beeps is half a system. The setup that actually saves your floors is a sensor plus a shutoff valve, wired together by an automation: water is detected, the valve closes, you get a notification. Done locally with Zigbee, this runs in well under a second and keeps working even if your internet is down.
This guide covers real Zigbee leak sensors and how to pair them with a shutoff valve. One clarification first, because it trips people up: the valve does the shutting off, not the sensor. No battery leak sensor closes water on its own - it reports “wet,” and your hub triggers a separate motorized valve. So you’re really buying two things.
Scatter Aqara or Heiman Zigbee leak sensors at the high-risk spots, add a Third Reality sensor where you want a loud local alarm, and tie them to a valve. All-Zigbee: the Aqara Valve Controller T1, which clamps onto the lever handle of your existing valve (up to 1 inch, DN25) and pairs to ZHA or Zigbee2MQTT with no Aqara hub. How the shutoff automation works
In Home Assistant, the pattern is simple: when the leak sensor’s moisture state turns on, call the service that closes your shutoff valve, then send a notification. Because both devices are local (Zigbee, or Z-Wave for the valve), there’s no cloud round-trip. Mount the sensor where water pools first - under the water heater, behind the dishwasher, beneath sink traps - and put the valve on the main line or on the supply to the riskiest appliance.
Make the alert louder than a phone buzz. A push notification through the Companion app only reaches you while your server still has some path to the internet, so back it up with something that needs no internet at all: a Zigbee siren, the alarm built into the sensor itself, or a speaker announcement so you hear it whether or not you are looking at your phone. Keep the jobs separate too. Sensors detect, one automation reacts, and the valve closes; do not rely on a single device to do both, because then one failure takes the whole system with it. On the phone side, the leak alert in my own house is the one notification I let bypass Do Not Disturb, because a flooded laundry room at 3 AM is worth waking up for and a fridge door is not.
Coordinators, not vendor hubs
Every sensor below is an ordinary Zigbee end device that pairs to a generic Zigbee 3.0 coordinator such as the ConBee III or the Sonoff Zigbee 3.0 USB Dongle Plus running ZHA or Zigbee2MQTT; my best Zigbee coordinators for Home Assistant guide covers choosing one. A vendor hub is not a substitute. The Aqara Hub M3 runs a Zigbee network for Aqara’s own devices, so it would pair the Aqara T1 and none of the other sensors here. Before a bulk order, check the Zigbee2MQTT or ZHA device list against the exact model number you are buying, because vendors quietly revise hardware between batches.
Best Zigbee leak sensors
Aqara Water Leak Sensor T1
Aqara’s leak sensors are the ones I’d scatter first: cheap, IP67-rated, and they trigger on as little as 0.5 mm of water. Battery life is roughly two years on a single cell. The T1 (model WL-S02D) is Zigbee 3.0 and pairs with ZHA or Zigbee2MQTT through a generic coordinator (the local-first route - Aqara doesn’t officially support third-party hubs, but the community has it working reliably). Aqara devices can be fussy at pairing time, so pair each one close to a mains-powered Zigbee router before carrying it to its final spot. Place several around the house and let one automation watch them all.
Third Reality Smart Water Leak Sensor
A standard Zigbee 3.0 leak sensor with a useful extra: a built-in 120 dB local alarm, so it screams on its own even before your automation reacts, and it keeps screaming if your hub is down. It runs about three years on two AAA cells, supports OTA firmware updates through Zigbee2MQTT, and is explicitly marketed as working with Home Assistant via a compatible Zigbee hub/coordinator. A good choice for a basement or upstairs bathroom where you want an audible warning at the source, and the one I would buy by the handful if the siren matters to you.
Frient Water Leak Detector
A well-built European Zigbee 3.0 detector that is reliable and well-supported in Home Assistant. It carries a built-in 85 dB siren and a 90 cm probe cable, so the body can sit somewhere dry while the probe watches the floor. The body itself is only IP20, so keep it out of standing water. Frient rates the CR123A cell at about five years. It costs more than the Heiman or Third Reality, and availability is EU-centric, so it can be harder to find elsewhere.
Heiman Water Leak Sensor
A simple, inexpensive Zigbee leak sensor that works fine with ZHA and Zigbee2MQTT, which exposes water_leak, tamper, battery and battery_low. It is IP67-rated, so it can sit in a damp drip pan rather than only on a dry floor. Check the model suffix before you buy, though, because Heiman sells this sensor in more than one radio: the HS1WL and HS3WL and the L1-EFA are Zigbee, while the L1-M is Matter over Thread and needs a Thread border router rather than a Zigbee coordinator. No alarm or extras - just dependable moisture detection at a low price, which makes it a good bulk pick if you’re scattering sensors throughout the house and are happy to let Home Assistant raise the alarm.
Shelly Flood Gen4
One sensor that does not force the protocol choice. The Flood Gen4 can run on Wi-Fi, Zigbee or Matter depending on how you set it up, all locally, reaching Home Assistant through the native Shelly integration or the Matter integration as well as ZHA or Zigbee2MQTT. It also ships with an extendable leak cable, so it detects water anywhere along a run rather than at one point on the floor, which suits the length of a washer hose or a long drip pan better than a puck does.
The Z-Wave side
Everything above is Zigbee, but the same system works on Z-Wave, and mixing the two is fine because Home Assistant ties them together. If you already run a Z-Wave stick, these are the two pieces to know about.
The Zooz ZSE42 Water Leak XS Sensor is the Z-Wave sensor I would pick, but check the SKU before you buy. The current 800LR is a fully sealed sensor on an 800-series chip, runs on a single CR2450 coin cell, and is rated IP66 so it can sit right in a drip pan. The older 700-series ZSE42 is still on shelves and is a different sensor: smaller body, CR2032 cell, IP64 (a splash, not a soaking), and no Z-Wave Long Range. It is Z-Wave only, so it needs a Z-Wave controller such as a Zooz ZST39 or an Aeotec Z-Stick, and it works with Home Assistant through Z-Wave JS.
For the valve, the Zooz ZAC36 Titan is the stronger Z-Wave actuator and the one the Z-Wave valve roundup prefers over the Dome. Like the Dome it clamps onto the ball valve already on your main with hose clamps and a screwdriver, no pipe cutting, and both pair through Z-Wave JS. The Titan covers 1/2 inch to 1-1/4 inch valves and Zooz says plainly not to use it on a gate valve. It is mains-powered, so the install constraint is an outlet near the shutoff rather than a plumber.
Shutoff valves to pair them with
The sensor and valve don’t need to be the same brand or even the same protocol - Home Assistant ties them together.
The Aqara Valve Controller T1 is a motorized valve actuator that clamps onto an existing lever- or butterfly-handle valve (sized for DN15/DN20/DN25 - ½”, ¾”, 1” pipe) rather than replacing your plumbing, which makes it renter- and DIY-friendly. The ordinary quarter-turn ball valve with a lever handle is exactly what it is built for; what it cannot drive is a gate valve or a round wheel handle, and a very short handle can slip under the fork. It pairs directly to your own Zigbee coordinator via ZHA or Zigbee2MQTT (it enrolls as lumi.valve.agl001), with no Aqara hub required. It is less commonly used than the Z-Wave actuators, so community documentation is thinner.
The Dome Water Shutoff Valve is a Z-Wave motorized actuator that clamps onto the existing ball valve on your main (1/2 inch to 1-1/2 inch) with hose clamps and a screwdriver, then turns the handle for you. No pipe cutting. Pair it with a Zigbee sensor and let Home Assistant bridge the two protocols.
The YoLink Water Valve Controller is a clamp-on actuator whose LoRa radio reaches shutoffs in basements and crawlspaces that Zigbee and Z-Wave struggle to hold. The catch matters in an article about local control: for Home Assistant it needs a YoLink hub, and the official integration runs through YoLink’s cloud. Two things count in its favor, though. YoLink’s Control-D2D pairing lets one of their own leak sensors close the valve directly, with no hub and no internet at all. And their separate YoLink Local Hub (YS1606) exposes a local API that a community Home Assistant integration can talk to entirely on your LAN.
The Moen Flo Smart Water Monitor and Shutoff comes up often and is a different kind of device: an inline valve that replaces a section of your main, watches pressure, flow and temperature, and runs a daily plumbing test that can spot a slow leak nothing on the floor would ever get wet enough to catch. The trade is steep for this site. It usually needs a professional install, and the Home Assistant integration polls Moen’s cloud rather than talking to it locally. Its own Local Mode does keep leak detection and automatic shutoff working with no internet, so the part that protects the house is local; the Home Assistant story is not. For a Home Assistant-centric setup I would skip it.
If you’d rather not motorize a valve, a fallback is to cut power to an appliance: a Zigbee or Z-Wave smart plug controlling, say, a washing machine, switched off the moment its nearby leak sensor goes wet. That won’t stop a burst pipe, but it handles appliance leaks.
A second layer: humidity as early warning
Not every leak starts as a puddle. A rise in humidity in a normally dry space - a basement, a laundry room, a closet behind a shower wall - can hint at moisture before a floor sensor ever gets wet. Cheap Zigbee temperature and humidity sensors from Aqara, Sonoff or Third Reality report to Home Assistant, and an automation that alerts on a sustained humidity spike is a useful second layer where you cannot put a contact sensor right at the likely leak point. It does not replace the floor sensor.
If Zigbee is not your only radio
The SwitchBot Leak Detector uses Bluetooth rather than Zigbee. Home Assistant’s SwitchBot Bluetooth integration reads it locally with no hub or cloud account, as long as it is within range of your Home Assistant Bluetooth adapter or an ESPHome Bluetooth proxy, and it has a loud built-in alarm. That range limit is the tradeoff against a Zigbee mesh, so for whole-house coverage Zigbee is still the easier path. Getting it into Apple Home means adding a SwitchBot Hub 2 to bridge it over Matter, which is also how any of the Zigbee sensors above reach Apple Home: through a bridge such as Home Assistant, never directly.
Tradeoffs and placement
It’s two devices and two costs: budget for both the sensor(s) and a valve, and the valve is the expensive part. On mounting, every actuator above clamps onto a valve you already have, so none of them needs a plumber. What they do need is a lever or butterfly handle to grip and a few inches of clearance around the pipe. Check power too: the Dome and the Zooz Titan are mains-powered, so you need an outlet near the shutoff, while the Aqara T1 (vendor-rated at up to two years on four AA cells) and the battery-powered YoLink controller are the two that work where there is no socket. True inline valves, which replace a section of pipe, are the plumber-required alternative. Mesh reliability is the other placement question: battery leak sensors are Zigbee end devices and need mains-powered Zigbee routers nearby to relay reliably, so don’t bury a sensor in a far basement corner with no router between it and the coordinator. And test it. Once a quarter, dab the sensor with a wet finger and confirm the valve closes; an untested shutoff is just a theory. If your actuator runs on batteries, that quarterly test doubles as the battery check, because dead cells fail the shutoff silently.
Either way, one Home Assistant automation closes the valve and notifies you the instant water is detected.
