Quick verdict

Hubitat stopped selling the plain C-8 in March 2026 and now ships only the C-8 Pro, so buying new means the Pro; a C-8 you already own or find used is still a perfectly good hub. Either way the appeal is the same: a local automation hub for people who want something that works out of the box without learning YAML, with built-in Zigbee and Z-Wave, local execution, and a reasonable rule engine. It's less flexible than Home Assistant, but the tradeoff is less tinkering to keep things running.

The standard C-8 Pro ($184.95, read on hubitat.com 2026-09-06) keeps the same Zigbee 3.0 and Z-Wave 800 radios as the C-8 with a faster CPU and more RAM. The Thread Special Edition C-8 Pro ($249.95) is not an upgrade of it: Hubitat's own listing says its integrated Thread radio replaces the Zigbee radio, so that version has no Zigbee at all. Buy the standard Pro unless you specifically want Thread instead of Zigbee. Usually a good value if you want a local hub without building a full HA stack.
