Quick verdict
Hubitat stopped selling the plain C-8 in March 2026 and now ships only the C-8 Pro, so buying new means the Pro; a C-8 you already own or find used is still a perfectly good hub. Either way the appeal is the same: a local automation hub for people who want something that works out of the box without learning YAML, with built-in Zigbee and Z-Wave, local execution, and a reasonable rule engine. It's less flexible than Home Assistant, but the tradeoff is less tinkering to keep things running.
Standout: Appliance-style local automation with built-in Zigbee and Z-Wave radios; the plain C-8 was discontinued in March 2026 and succeeded by the C-8 Pro.
