How to replace Eufy with fully local alternatives

Eufy’s ecosystem is convenient but cloud-dependent, and its app-and-account model gives you little of the control or longevity a local-first home offers. This guide walks through replacing common Eufy devices with alternatives that run locally with Home Assistant — using the right protocol for each, and being honest about where “local” has caveats.

A quick reality check up front: “local” usually means the device speaks Zigbee, Z-Wave, Thread/Matter, or ESPHome over your LAN. Wi-Fi cloud devices are only local if the manufacturer offers a local API or you can reflash them. Plain bulbs and many locks do not speak MQTT directly.

1. Smart locks and doorbells

Eufy locks and doorbells lean on the cloud for key management and notifications.

For locks, the Nuki Smart Lock Ultra is a good modern choice, but know its protocols: it speaks Bluetooth, Wi-Fi, and Matter over Threadnot Z-Wave. Via Matter over Thread it integrates locally with Home Assistant (you’ll need a Thread border router). If you specifically want Z-Wave, look at a dedicated Z-Wave deadbolt such as a Yale or Schlage Z-Wave model, which pairs directly to Z-Wave JS with no cloud.

Avoid the August Wi-Fi Smart Lock as a “local” pick — its native Home Assistant integration is cloud-polling. The only local path is exposing it through Apple HomeKit and using HomeKit Controller, which is a workaround rather than a clean local design.

For doorbells, a fully local route is a Reolink doorbell (RTSP/ONVIF, works with Frigate/HA locally) or a wired camera doorbell integrated through Frigate. A Zigbee button such as a Third Reality Smart Button can serve as a simple local “someone’s here” trigger but is not a video doorbell.

2. Sensors and automation

Replace Eufy’s contact and motion sensors with Zigbee or Z-Wave equivalents that report locally:

  • Third Reality Zigbee contact, motion, and water-leak sensors (pair via a local Zigbee coordinator running ZHA or Zigbee2MQTT).
  • Aqara Zigbee sensors via your own Zigbee coordinator.
  • For water leaks, the Third Reality Water Leak Sensor (Zigbee) or a frient Water Leak Detector (Zigbee) both work locally.

Note: Zigbee sensors only reach MQTT if you run Zigbee2MQTT — the device itself isn’t an MQTT device. The Zooz ZEN34 is a Z-Wave wall remote (for triggering scenes), not a sensor; pair it via Z-Wave JS.

3. Lighting and climate

For lighting, Philips Hue (Zigbee) and LIFX (Wi-Fi) are both good local choices, but neither bulb speaks MQTT natively. Hue runs locally through the Hue Bridge (local API) or directly on your own Zigbee coordinator; LIFX uses its LAN protocol on your network. Treat MQTT as optional middleware (Zigbee2MQTT for Hue), not a built-in feature.

For climate, ecobee is not a local thermostat — its Home Assistant integration is cloud-polling, with HomeKit Controller as the only local-ish workaround. For fully local climate, look at a Z-Wave thermostat (e.g. a Zooz or Honeywell T6 Z-Wave) paired to Z-Wave JS, or a Zigbee TRV for radiator setups.

For smart plugs and switches, SONOFF Zigbee or ESPHome-flashable models give clean local control.

For air quality, the open-source AirGradient monitors are an excellent local choice — they push readings to Home Assistant locally (no cloud required).

4. Sirens, smoke, and relays

For local alerting and DIY security, Zooz ZEN51 / ZEN52 dry-contact relays (Z-Wave) let you wire in sirens and contacts and trigger them entirely from Home Assistant automations over Z-Wave.

For smoke detection, a frient Intelligent Smoke Alarm (Zigbee) reports locally. Confirm any “Heiman” model’s exact radio (some are Zigbee, some Z-Wave) before buying, and pair accordingly.

Quick verdict

Replacing Eufy locally is very doable, but the win comes from matching each device to a real local protocol: Zigbee/Z-Wave sensors via your own coordinator, Matter-over-Thread or Z-Wave locks, local-API lighting, and ESPHome where you want full control. Skip the cloud-polling integrations (August, ecobee) if “fully local” is the goal, and don’t expect bulbs or Wi-Fi devices to speak MQTT on their own.
